Joseph Rand of HomeBuyerTaxCredit.com explains how to use the “step-up” Home Buyer Tax Credit to get a start in real estate investing, the first-time Home Buyer Tax Credit to help someone buy their first home, or Downsize to a smaller home as part of a retirement.

The Home Buyer Tax Credit provides to eligible home buyers of 10 of their purchase price up to $8,000 for first-time home buyers and $6,500 for “step-up” buyers who are long-time homeowners. The program is only available for buyers with incomes below $125,000 for single taxpayers and $225,000 for married couples filing jointly, although those with incomes within $20,000 of those limits can get a partial tax credit. The program is available for buyers who are in contract by April 30, 2010 and close by June 30, 2010.

Do we have to pay realtor fees once the realty contract ends?

We had accepted offers on each other’s house, appraisals came back to low from the lender. One party can afford to go lower, the other cannot because of the realtor fees. (appraisals were approx 12k low). Contract w/ the realtor ends in 2 weeks, can we just switch to fsbo and buy each other’s houses at the appraised amounts and exclude the realtor?

More than likely you signed a contract with the real estate company to list the house. You will notice that there is a time period, typically six months, in which you are still obligated to the contract for any offers resulting for the time in which the listing contract was active.

You are better off trying to work out a solution with the agents already involved. Sometime when everybody gives up a little everyone wins.

which led my friend got almost nothing, her ex got all the realty estate, business, stocks, pension etc. The judge said all of these assets were of unknown value because the lawyer didn’t present any evidence about them.
Should she sue the lawyer or appeal to the divorce court?

An appeal probably wouldn’t help unless the judge made a mistake – it’s hard to believe that the judge would have awarded all of those items to husband just because the value wasn’t known. If they were things that the ex owned prior to marriage, the judge may have found that wife did not present any evidence that she contributed to any increase in value during the marriage, which would mean that husband would be entitled to those things.

She could sue the lawyer, although she may not get very far. If she really feels that the lawyer handled her case improperly, she should also report it to the state bar.

How are Banksters doing lately with all that Frozen Assets in RealEstate?

Local and State and Federal tax plus lawn care and maintanance must be taking its toll. The cold weather makes it harder to take care of abandon property in particular since the pipes can break if left unchecked.

They are sitting on them until the market really improve. See what happened to Silverado S&L back in the 1990’s. In the late 90’s, the assets were sold for a huge profit.

Where can I buy newspaper stands or real estate magazine stands in Australia?

I am looking for magazine stands similar to the ones used for realestate magazines or news papers, which can hold up to150~200 copies of 40~60 pages magazine in A4 size. willing to spend about $40 to $60 for each one. I am thinking of buying between 50 to 70 of them

I know what you are talking about – my suggestion is to go to a Plastic manufacture place – industry area of town. They will sell them, and buying in bulk will save you.
It’s not something you can buy from office works that’s for sure.
