We are getting a 3 bedroom apartment which is roughly priced at $450 a week. We were going to make the spare rooms as a study room and the other as a games room but lately we&#8217;re thinking of just putting up those two rooms for rent like shared accommodation. A lot of people here do that, in fact I&#8217;m living in one now. My question is would this be legal to do if I&#8217;m renting the apartment myself? The people renting the rooms will have to pay me cash but my boyfriend and I will be on the lease and will always pay rent on time.<br />
<br />its perfectly legal, but the owner/landlord will have to be consulted&#8230;they must agree to you doing that as it is their building.</p>

<br />Are you buying the house as an investment property or as a primary residence? If you are buying the house as a primary residence, some states allow you to give notice to the current tenants to vacate; basically, your right to live in your own property supercedes their lease. </p>
<p>Otherwise, no, you are essentially buying their lease when you buy the house, and you will become their landlord. You can offer incentive for them to move, though (for example, free last month&#8217;s rent, guaranteed refund of security deposit, and reimbursement of moving expenses).</p>

			<content:encoded><![CDATA[<p>I&#8217;m heading for age 23 now we&#8217;re in 2012, and I&#8217;d really like to move out of my family home once and for permanent.</p>
<p>I&#8217;ve had one moving out experience with some friends last year that went terribly and resulted in me coming home. So this time I would like to move alone, but I don&#8217;t know where to start.</p>
<p>I&#8217;ve been looking online to move somewhere in my area, but results are pretty few and quite expensive. Results for the wrong side of the tracks are really very rough but also very cheap.<br />
The cheapest in the nice sort of areas are studio apartments, but as cheap as they are, I&#8217;d like more than one room&#8230;<br />
I work in the inner city so wouldn&#8217;t mind going there, but its not cheap at all.</p>
<p>As an almost 23 yr old single male, student &#8211; what sort of place should I look for? &#8211; I only study part time and my job is 9-5, five days a week.<br />
I&#8217;d like somehwre I can invite friends, have girls back to, and basically just have some privacy and time to do my own thing. All the stuff you don&#8217;t get at home <img src='http://www.okcoug.org/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>Next thing &#8211; I wasn&#8217;t involved in the initial settling last year, so I have no idea about the foundation stuff in a rental property &#8211; hooking up utilities and things &#8211; with the realestate mostly do this or do I have to contact providers?<br />
What do I need to do to set a place up for myself?</p>
<p>I know none of us here are from the same place, but could you give me an idea of how much this could cost me? maybe a rough percent of weekly wage is more easy than currency?</p>
<p>Last and least for now &#8211; how do I tell my mum? I&#8217;ve told dad, who&#8217;s delighted by the idea <img src='http://www.okcoug.org/wp-includes/images/smilies/icon_razz.gif' alt=':P' class='wp-smiley' />  but I haven&#8217;t told my mum yet, and she gets very touchy about these things &#8211; sort of, &quot;So you don&#8217;t like living with your mother????&quot; to quote direct <img src='http://www.okcoug.org/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  &#8211; any advice?</p>
<p>I&#8217;d really like to dive on this just after my birthday, so probably march time<br />
<br />Unfortunately if u have one income u may only be able to afford a studio. Utilities will be cheaper in a small place.. u can get a pull out couch that way when u invite friends over its not awkward having ur bed out in the open. Or one of those beds that pulls out of the wall.  At ur age as a single male that&#8217;s all u really need for ur first place.  If u involve ur mom she might offer to help u decorate or help w a bill or 2 to avoid u having to live in a bad area. Tell her u need her help looking, make her feel involved. Let her help u hang curtains n buy u food then she wont feel like u don&#8217;t want or need her. When looking for a place ask the landlord what utilities are included. Most apartments or studios will include like heat n hot water n u may just pay the light bill. When u know ur move in date say the 1st of march u call ur local utility company, phone company and cable company and arrange for them to come out and hook your services up on the first march&#8230; you&#8217;ll spend ur first day unpacking and waiting for these companies to show up n give u service. If all goes well ul be settled in by that night. Take the first yr to see what u like n don&#8217;t like, what u can&#8217;t luve with or without&#8230; when u finish school n have a better job u can be more picky about more rooms and things like laundry in ur apt or liking a bigger kitchen&#8230; more outdoor space, ect&#8230;</p>

<br />I doubt you can.   Call the realty, but what is normally done when you disagree is that you give them your 30 day notice and move out.</p>

They don&#8217;t have a lot of shelter to get out of the constant rain and wind so I&#8217;ve been considering buying them waterproof dog coats to wear when it&#8217;s constantly pissing down.</p>
<p>Just wondering if people recommend it or does it just seem silly?<br />
They have a kennel outside but it&#8217;s become more of a back yard decoration.<br />
And yes, I did have blankets and stuff in their for them but they&#8217;d rather pull the blankets out and lay on them outside of the kennel haha. They seem to choose their favourite spot to sleep and then that&#8217;s it and their favourite spot is down by the water tank that overflows when it rains heaps. I was mainly considering the raincoat thing for them as it keeps them somewhat dry instead of being constantly wet.<br />

If you read the whole thing you would know that my dogs do have shelter, they choose not to use it. They are energetic dogs, I can not force them into their kennel and lock them up every time it&#8217;s windy and raining just so they don&#8217;t get wet.<br />
They have food, water, shelter and love and they are in no way abused or neglected. You&#8217;re an idiot.<br />
<br />If you cannot and will not provide adequate shelter for your dogs then rehome them.  Getting them coats and leaving them in the wet will only get them killed, and you possibly arrested.  I don&#8217;t know what your animal cruelty laws are there, but in most first world nations the conditions your dogs are in (unable to reliably escape the elements due to inadequate shelter) is a criminal offense punishable by fines and jail time.</p>
<p>Build your dogs a proper, secure, sturdy shelter from the wind and rain or rehome them.  THOSE are your only two responsible choices here.</p>
<p>There is nothing wrong with outdoor dogs provided you can keep them safe.  If you have to worry about getting them rain coats because, as you say, they can&#8217;t get out of the rain and wind, then you need to provide them with shelter or rehome them to somebody who can properly care for them.  A waterproof coat will not solve this problem.</p>
<p>If your dogs keep pulling the blankets out of their shelter then line it with straw.  Much more difficult to drag that stuff around.</p>

<p>My boss is very strick and manipulative, she is always in the office in her backroom private office, everyday 9am -5pm expect mondays ( they are her days off ) She and her husband privately own the particular realestate I work for.</p>
<p>She is very controlling, more so than any other boss I have ever worked for. She has a T.V her private office that she shares with her husband and a camera out in the front of the realestate where I and the sales consultants work. And she has is on all the time listening into our conversations, even when she says that she only puts in on incase someone comes it. She will listen in on private conversations in the office and then ask personal questions to myself and other people in the office, regarding the conversations she was just listening in on. She also goes onto all the computers and looks up browsing history, any files we have on the computers and through our work emails. BUT she also has a program that allows her to access whatever passwords we type to get onto our private emails and facebook ect, ( which she has expressed she doesnt mind if we use them ) and she will go into our private emails and facebook and follow conversations on the chat. She also goes onto the main printer and does a history print up of EVERYTHING that anybody prints off. Which i find is a bit extreme. She will even go through our rubbish bins! She constantly asks everyone for information on other employees which I don&#8217;t appreciate in the slightest. She is also very tight with money for anything from adverts to go into the newspaper to updating realestate programs online. </p>
<p>She and her husband also smoke in their office, so I have been limiting myself from going in there to often, because she keep all the doors shut and they are very heavy smokers, but I still have to go in there at least 5 times a day.</p>
<p>She is a very VERY smart woman and is very controlling, so I know that when I tell her I&#8217;m pregnant she won&#8217;t fire me on the spot, but she will nit pick on everything I do, that wont have bothered her in the past and I&#8217;m scared I will eventually be let go.</p>
<p>My partner has a full time job, but I am only on 3days a week, and I&#8217;m scared at how much we will struggle if i do get let go.</p>
<p>My mother who used to work as a sales consultant in the same realestate office was once asked if I was pregnant, and when she respond no, my boss said, &#8216; good, because I wont have anyone who is pregnant working here&#8217;. (this was a good 6mnths ago. )  Ive only been working here since early Feb this year. My mum got so fed up with their behavour that she left last month and they still havnt paid her for a fortnight of work, annual leave or her sick pay. So I&#8217;m scared that I wont get any paid maternity leave, and also if they fire me I wont be able to claim paid maternity leave from the government, and my partner wont be able to support myself, our baby and everything on just his pay alone.</p>
<p>My mum says that as soon as my boss finds out, I will be on borrowed time.</p>
<p>Please I don&#8217;t know what to do!<br />
<br />Of course you know what to do.  You need to find another job.</p>
<p>If the job is as miserable and unpleasant as you have described, it stands to reason that you would want another position any way.  If you have a reason to believe your boss is going to start laying the foundation to fire you once she learns you are pregnant you have an even bigger motivation to find a new job.</p>

I am looking around for a two bedroom apartment in the price range of 380 per week ( I will be splitting the bills with a friend who is moving in). I know that the fact that i get 400 fornightly will appear like I would not be able to pay but the thing is I already got $6000 saved up in my bank account. That is enough for four/ five months. My friend is also a student. Do you think they wont consider me because i get 400 fornightly? or would the fact that i got $6000 saved up help?<br />
<br />You can only afford 67 a week, not more then you actually earn.   If you and friend both get 400 a fortnight you can manage twice that.</p>
<p>No one will rent to you when you do not even have enough coming in to pay rent.   Since you also have other bills you should not spend more then 35% of your income on rent.   You still have to eat, shower, have lights,. etc.</p>
