Shoreline Real Estate Deal-5 bed, 2 bath, 2100+ sqft, only $292,000!

This is a deal! I headed up north to find this Shoreline real estate deal. It was completely remodeled and sold in 2006 (for $409,990!), and is now a bank owned foreclosure for just $292,000!

It has 5 bedrooms, 2 bathrooms, 2100+ sqft, and is directly across the street from a great park. Its close to 3 different Metro bus lines (the 77, 330, and 348), and has quick access to 2 different park and ride locations (145th & 5th Ave NE) (175th & 8th Ave NE), as well as easy access to I-5.

Theres a large kitchen with nice appliances (large fridge, gas range, dishwasher), and a ton of counter and cabinet space. Its a very open and bright floor plan. In the large living room there is a gas fireplace, built in entertainment center, and french doors that lead out to the great backyard deck. The deck has built in privacy walls and an overhang surrounding the hot tub area, and it is apparently plumbed and ready for a hot tub (no hot tub there currently).

In addition to the kitchen and living room, on the main floor there are 3 bedrooms and a full bathroom (with a higher end washer/dryer set). Downstairs has 2 bedrooms, a large storage room, and a full bathroom. This house looks nice. The only issue I saw in my visit was that there may be some mold growing in the downstairs storage room. Im not sure how wide spread it is, but this may be part of the reason that this home is priced so low. At almost $120,000 less than it sold for in 2006, this is a unique deal.

Paying Homeowners to Short Sale with HAFA North Scottsdale Real Estate

As part of the Governments Home Affordable Modification Program (HAMP) the treasury department unrolled the Home Affordable Foreclosure Alternatives Program (HAFA) which will pay homeowners to sell at a loss. This is in an effort to encourage more troubled homeowners to go through a short sale rather than a foreclosure. HAFA starts April 5th, 2010.

$1500 to the home owner to ease their transition to a new home relocation assistance
Servicing bank will get $1000.
Another $1000 can go toward a second loan, if there is one
The payments come out of the $75 Billion mortgage modification plan. As well, the program is supposed to help streamline and standardize the short sale process.

Lenders and investment pools owning many home loans get more money from short sales
Community and the lender doesnt have to deal with a vacant home (Up to 50% of vacant homes get ransacked)
Borrower gets assurance the lender will not sue for unpaid mortgage balance

Federal Program would require banks to accept offer if it is at or above the value assigned by a real estate agent

Borrower must prove hardship and that foreclosure is immanent

North Attleboro Massachusetts (MA) Real Estate Tour

North Attleboro, Massachusetts is an industrial town in Bristol county on the Rhode Island border. In pre-colonial times, it was the site of the Bay Path, a major Indian trail to Narragansett Bay, the Seekonk River and Boston. John Woocock and family established a small settlement in North Attleboro in 1669, which subsisted on agriculture, fishing and hunting, but also clearly liked a little conviviality because by 1670, Woocock had received a license to open an ordinary, or tavern.

The settlement at North Attleboro was attacked during King Philip’s War, with two killed and one home burned, but the garrison house which Woocock had built survived the attack. Recovery was swift after the war and the community grew very quickly. In about 1780, a French settler set up a forge for working brass and the industrial era arrived in North Attleboro. Englishmen brought with them British machinery from Birmingham in 1794 and designed American improvements in button-making which they patented.

During the 18th and early 19th centuries, small grist and sawmills were built along the Tenmile River, and subsequently established nail factories were eventually eclipsed by cotton spinning mills. The development of cotton spinning was spurred by the embargo on imports resulting from the War of 1812. Textiles and jewelry manufacturing were the staple industries of North Attleboro’s economy by 1832 but buttons were king.

By 1834, it was said that North Attleboro produced more buttons than anywhere else in the United States. Through the 19th century, there was tremendous growth and innovation in the jewelry industry and the number of firms in the town increased sharply. The Civil War spurred their growth with profitable U. S. Army orders for badges and medals.
