HOA’s, What’s your opinion on them? Do you think they are gettng out of hand?

Okay granted, they help you maintain the value of your home. IMO it’s not that much though. Especially with the dues and the fines that come along with it. It may be that because I am Texan and we have so much land that this sort of governance is only heard of in our Larger Cities. I own a home in a suburb of a suburb of Dallas (in the country but 30minutes from the city) No HOA. I refuse to give my money to an organization to tell me when to put my garbage can up and tell me when to mow my lawn. The funny thing is all of my neighbors and I keep our homes looking nice. And we dont have an HOA. It’s sort of quant how every saturday morning everyone is outside mowing or working in their garden, making things nice, loaning each other tools. Aganin: NO HOA. I think that HOAs are highly over rated useless forms of governmet

Read the article. It angers me. Do we need to regulate HOA’s?

HOA are a way to control what you can and cannot do with your property. They are for anal retentive types who can’t keep to here own business. I mean who gives a crap if the person next door doesn’t mow there lawn every week. I think that there are benifits of a HOA but there mostly used to police your neighborhood.

Okay.. here goes. My husband and I bought our home about 3 years ago. I was pretty young (19 and he was 21) at the time and we sort of jumped into buying it without thinking about how much upkeep owning a home would be. We’re not behind on our payments or anything like that and the mortgage isn’t too much ($615/mo and apartment rent around here runs around $475). The home is an older one, so a lot of stuff is out dated, but I had a family friend who told me real estate agents generally require you to do a lot of fixing up before they’ll agree to list your home.
We would like to own a home again in about 5 years but our home is pretty big and we’d like a smaller one. We’re trying to have a baby and 5 years of not having to maintain a home would allow us to save quite a bit (not having to change air filters, putting rid-x in the septic tank every month, no paying for pest control, etc).
Since the market is still pretty rocky I don’t have unrealistic expectations going into this, and I’m only looking to make what I owe on the home plus closing costs. I just don’t want to spend thousands of dollars tweaking the house up to get it ready to sell.
For those of you who’ve sold your home, or are in the process of selling, what sort of demands were made by the realestate agents, and did you consider just putting the home up for sale by owner to bypass the 6% fee for the agent’s comission?
Also, the house doesnt have much "curb appeal" but not a lot can be done about that. I have a circular gravel driveway (I can not afford to pour concrete or cement). And in my part of AL it rains a lot so not a lot of grass grows in the front yard because my town is sort of a flood area. So the majority of the work to do is inside. Paint, crown molding, the hardwood floors need to be refinished, new fixtures, some areas need some caulking. The only thing we’ve done to the house was buy a brand new air unit (3 years ago) and blown in insulation throughout the entire 2200 square feet of the home). But these things add up and I don’t really have money to do it, and I don’t want to put it on my credit card!
I bought the home from my mother who had it listed at $99k three years ago and I bought it for $85k, still owe $80k on it today). Three years ago the propery appraised for $120k but today with the market, i’m not sure

A real estate agent will not require you to make improvements to a home, but the home will have to meet the local building code. If your buyer wishes to have an FHA mortgage, then there will be common things required to make the home salable
An agent will suggest a price for a home that needs work, and show you comparables for homes similar to yours that are on the market, or recently sold, or expired without being sold. He will have a higher set of figures for you for a home in good condition.
If you rent a home, the owner will have to provide air filters for you to replace, rid-x for the septic tank, and pest control. It’s not free, so you will pay for it as part of your rent.
You limit the number of buyers when you try to sell it yourself. If you look at the newspaper or on the internet for homes for sale by real estate companies, other buyers are doing the same. Few buyers have the time to search FSBO’s. A smart buyer knows that if you are not paying 5,6,or 7% commission to an agent, they deduct this amount from their offering price.

I have 2 jobs and both of my jobs require me to be very nice polite and sweet with people.One is with verizon and secound Realestate.All the old mens are always asking me out to lunch or either dinner and i honestly hate it and sometime i would end up going to the lunch because the old rich men is buying the property from me.Guys of my age would never come up to me or ask me out i been single for 2 and half yrs now.I dont believe in wearing clothes which expose too much in other words i have a very classy personailty and i am looking for a guy who is prety much like me and my age level in his 20s.Tell me a very nice way to turn down the dinner and lunch offers and tell me a good and decent way to get to know a guy of my age?

First of all, sounds like you have two awesome jobs! Congrats. However, it is not in your job description to go out with these men, and you ARE NOT obligated in any way to go out because they are your CUSTOMERS. They are not entitled to lunch with you, and actually I find that very unprofessional. Your supervisors should also not condone this behavior.
I am sure that you are an extremely attractive girl from the sounds of it. And obviously you have a stellar personality (you have to with the jobs you have). Girl I had this same problem. It is hard to say no without sounding like a jerk.
You do not have to be honest when you refuse a lunch date with a client. You can say kindly to this person, "Thank you for the offer, but my company policy prohibits me from seeing a client socially. If we have business to discuss we have to do it in the office. But thank you any way." You do not need to explain away or even justify the company’s policy.
Let me also tell you that it can be very dangerous. Just because these clients do business with the company, does not mean they are reputable people in the LEAST. BE CAREFUL. You cannot trust anyone nowadays, and these jobs are grounds for getting a stalker if you do not stand up for yourself. I have been there and done that. You do not want to find yourself a victim. I have had men wait outside for me at my job. They also tend to think, just because you are nice to them, that you like them and are attracted. The fact is, most 20year old girls do not like men as old as their father. In a customer service job it IS OUR JOB TO BE NICE!! These men think we only do it for them.
You also need to speak to your boss if you think that anyone, and even if it is a client is harrassing you. You also need to tell your boss about this, how you feel uncomfortable when they ask you out to lunch…Use your boss as an ultimate resource. You should ask him or her other things to say to turn these men down for lunch…Tell them you felt bad and thought that they would lose business if you declined the offer, but also tell them how uncomfortable this is for you. If you fail to make your boss aware, what if something DOES happen? I think you need to give work the head’s up.
Honey, definitely you will find someone your age, its very easy!! If you go to college, plenty of guys there, you can meet guys through your friends….But you have plenty of time and I am sure the guy will snag YOU up…I doubt you have to do the looking!

I have a small 3 bedroom home that me and my family have outgrown. I am wanting to rent the home and would like to get prequalified for another loan so I can start looking for a larger home? Is this possible to do? If so how would I go about wording this to the lender because I would be carrying 2 mortgages. Rentals are really up in my area due to lots of foreclosures and since the market is stagnant right now there are nice larger homes going for a great price because sellers are getting desperate because house has been on the market for a while or are trying to get out before ARM loans adjust. Would this idea work? Information is appreciated. Thanks.

simply the first thing that is necessary is to find a home or 3 that you are interested in, find a prospective tenant for your home waiting in the wings.
Now take your information to a mortgage lender or your bank that is familiar with your credit situation and get pre-qualified.
once you present the tenants lease to the lender along with the good credit score you have, the lender will tell you the amount you are pre-qualified for.
Not much to do, but get out there and find a place to go to once you have all your ducks in a row.

Frustrated… need help land/house questions.?

My fiance and I have been looking at this house…. http://www.realtor.com/realestate/st+joseph-mn-56374-1095716734/#Detail For the last several weeks. It is a bargain. Though there is one problem. We can figure out how much land there is. Our realtor looked at City Hall and found the dimensions of 46X62. Which doesn’t make sense because that is pretty much the house it’s self. He said the "plot map" listed it as that. In the back there is room to build a deck from the second floor but, if the house was sitting property of that size it wouldn’t have room to make a deck. This is frustrating to me. I don’t know what to think…is it possibe city hall screwed up? Where else can I get this info.

It is ALWAYS possible that city hall is all screwed up.

The plat map should be accurate, and as the other poster said, it is possible this house could fit on that lot. Other possibility, is it on two lots?

I doubt there is anywhere else to obtain this info. In every area, there is generally one source for plat maps.

I want to build a tower next to my house?

The idea is still a little vague, but I want to construct a tower of some kind next to my house. The point is to make it 30-50 feet high to view the ocean water. Off course we will get help from architect but I want to know if any of you have any ideas to what kind of tower/ watch post it should be. All it needs to be is a tower based structure, ladder up, and a good viewing area

So if any of you have ideas to some kind of watch tower, please say so! Even if you find some picture from google, that will be great! I just need a start, a picture of a decent tower thing :) and I am being serious. I live in the east coast, close to the beach. I would love to see the ocean from my house.
