The cheap footwear these houses produced was sold to clothe slaves in the south and the Civil War destroyed the town’s industry.

Individuals that wish to engage in this type of scam typically post an advertisement on the internet or in a newspaper that details the type of structure and property they wish to rent to an interested party. In most all cases, the rental is advertised at an unnaturally low price. This ensures the advertisement draws interest. Once a potential renter contacts the individual, they will request an upfront security deposit and will promise to send the key and legal documentation. Unfortunately, at that point, contact is lost along with the money that has been sent.

In this how-to article, you will learn the basic steps in avoiding rental property scams.

Step One:

When working to avoid rental property scams, it is important to pay special attention to structures that are being rented outside of the United States. If you are interested in renting property outside of the country, you should work directly with a certified real estate agent that can work to ensure that your investment is protected. Always verify that the agent works for an established agency.

Step Two:

Pay special attention to advertisements that are listed for rental property. You will want to avoid those that have spelling and grammar mistakes, or seem as if they have been written by someone overseas that is not fluent in English.

Step Three:

It is important to inquire about setting up an appointment to view the structure and property prior to committing to a rental agreement. If you are not able to do this yourself, have someone you trust make a personal visit to inspect the property and take pictures of both the inside and outside.

Step Four:

You should pay special attention to the instructions regarding payment. Many scammers may request that you forward them a cashier’s check or that you take the time to FEDEX the payment. It is also important to pay special attention to their level of persistence. Legitimate sellers won’t use pressure tactics to try to hurry your decision. Remember the old saying that “If it sounds too good to be true, it probably is.”

Step Five:

If you have already sent money to secure rental property, and are unable to contact the individual or company that you sent money to, or have not yet received the keys and documentation that you were told that you would receive, it is quite likely that you have been subjected to a rental property scam. At this point, you should contact the Federal Trade Commission by calling 877-FTC-HELP or by visiting their website an filing a complaint form.

Where are some good places to advertise realestate without having to go through a company.?

I have 95+ acres, maybe more. Its prime real estate property that is great for developers or investors. Right off interstate I-59 in alabama. Its worth seeing!! Any ideas where to advertise or anyone interested?? for more information or where i could advertise please email me here zbug15@hotmail.com

I think you would be a fool not to use an agent and get it on the MLS.

Developers are not going to be looking anywhere you can advertise yourself, they will be using an agent of their own and traditional methods.

Lamuim (pink pewter) and Dogs Compete for a Sought After Piece of Realty?

I have a an great oppotunity! A spot in the garden.

And It has everything going for it, such as very little sunlight, compacted soil, and dogs (some people call them dogs, I call them terriers) that patrol through the area everytime they are outside.

What more could I ask for.

I planted some Lamium ‘Pink Pewter’ I found at a discount price, simply to experiment on livening up the area.

Where the dogs DON’T pass, the plants really look stunning. Where the dogs do trample, the Lamium looks trampled.

On a personal note I like to give dogs freedom to stretch their legs and be where they like to be.

Thats why I’m trying the Lamium. Maybe my aesthetics and the dog’s roaming patterns can both be achieved.

I believe Lamuim spreads by stolons, so I figure, let them trample, as they will only spread the plant.

But, as mentioned, some plants are being destroyed.

Do Lamuim recover quickly? Do other plantings better survive dog such beatings? Would Hellebores do?

I think we have a name confusion here. There are two plants that have similar names: Lamium and Lamiastrum. Lamium is a pretty mounding perennial/ groundcover usually with variegated leaves and pink/white/purple flowers. Lamiastrum is it’s evil cousin. It too is a groundcover, spreading over plants, rocks and slow moving animals until one day it conquers the Earth. It also has variegated leaves, but yellow flowers.

Lamium isn’t so good with any foot traffic. Lamiastrum is okay… but will show signs of being trod on. Rather than either of these, perhaps try Irish Moss (Sagina subulata) or Barren Strawberry (Waldsteinia ternata) or take a look at www.premiumplants.net for other "foot friendly" suggestions.

As for Hellebore… no, no way, no how. If the Lamium looks bad, just wait, you haven’t seen anything look bad until you’ve seen Helleborus under foot.

Question for realestate agents.?

The realestate market in my city has hit an all time high. Because of this the cost of rental houses has also gone up. The market is now balancing off and slowly starting to go down again. My question is, will the cost of rental places also start to go down or now that there has been a precident set, will they stay high?

The rental market should remain high because of the prices investors have paid recently for apartments. Long time owners have also raised rents because the market supported a raise. Rents won’t go down anytime soon, especially now that people can’t afford to buy homes once again.

Orange County (Southern California) Foreclosure Update

We (www.mysocal-realestate.com) have been tracking foreclosures in Orange County since the fall. The numbers have been increasing steadily, especially in Santa Ana and Anaheim. 10,600 (NOD, NTD, REO) is a lot bigger number than the mainstream media let on. The worst part is the erosion on wealth affecting all home owners.

We make use of specialized software to compare the foreclosure activity to the MLS data to find pockets of opportunity and risk. One of the main features we use extensively is sort by $/sqft with filters for size, type, and # of bedrooms to see which cities and areas are worse off than others.
