I am reletting and have found out that my realty company is trying to steal away my applicants, is it illegal?

I’ve been advertising my apartment to try to re-let it for a new 12 month lease in preparation for a relocation due to work. It has been going moderately well in that a lot of people have been interested and come by. But i found out the other day that when one couple i gave applications to went to turn them in to the realty company, they took them back to the building to show them other units and even offered them deals to cut the price. Now, clearly this is immoral, but does anyone who knows something about this type of thing know if it is illegal, and could i use it to negotiate breaking my lease?

In response to some of the answers, the couple told me *specifically* that the realty company tried to convince them to move into a different unit.
Also, how am I supposed to do the vetting when they require SS Card, copies of your DL, 2 pay stubs, etc.
This is for a *new* 12 month lease which will cancel my existing lease. I can’t act as a middle man between them and the owners.

Search your phonebook for local attorneys who SPECIALIZE (be sure of this, this is going to come down to specific laws, and other attorneys wont have as much experience) in Real Estate.

I’m a realtor with a company I truely love but I believe the internet is the wave of the future for real estate. Does anyone work for Realestate.com as a Realtor and how do you like it? Realestate.com used to just sell leads, it seems now they’re trying this where they are actually a broker. It’s a good idea but I’d be interested to talk to someone actually taking advantage of their opportunity.

I think you are wise to check out a new company based on agent experience rather than company promises. It’s just the sensible thing to do. Having said that, it seems to me that their web site would feature the names of their licensees. Why not just contact the individual agents, either in your area or, to factor out the possible competitive bias, in another area of your state but outside of your marketing area? Broadcasting a questions like this has a major flaw: no agent is going to bad mouth the company s/he works for and any good Realtor is going to be cautious of the ethical implications of disparaging another agent or company. Then there are the issues of anti-trust violations and civil actions for libel and anti-competitive behavior.

Good luck. I hope it works for you. I am still with the traditional model because I think it suits my professional background and style, but I am always open to new ideas . . . like appearing on Yahoo! ANSWERS :-)

How to register my realty company name?

I am completing realty school and want to trail off into my own company within a year or so.

How do I establish a company name?

Start with your states real estate board to make sure you can legally have the name, you will need to license it as well, you will end up with 2-3 licenses, broker and brokerage, as well as sales (maybe on that one). From there you either form a LLC or a corporation.

You will need 680 credit to get a loan easily. Depending on the type of property, how well it cash flows and how the contract is written, you will likely need 10-15% down payment. An SBA loan may be a good way to go. You can talk to most major banks and even credit unions about getting one.

Because the majority of Michigan jobs were based in the automotive industry. In the last 20-30 years, as the Big Three have outsourced to other countries, they have layed off the Michigan workers. This has caused high unemployment rates and poverty. Michigan’s entire economy depended on the auto industry and it left them in the dust. Now they have nothing. This affects all the other professions. For example, I am a teacher who had to leave MI to go to NC to get a job. The population is decreasing in Michigan so rapidly, that they are actually closing down schools. Which means they do not need as many teachers.

Things to look out for when renting or buying a condo?

What are some negative signs and potential red-flags to watch out for when looking for a space to rent or buy? This is for personal. I’m not a realestate agent.

I’m looking for a QUIET neighborhood, no kids, not alot of animals. No loud cars and music. Nice and roomy space, no bugs and criters or a home thats coming apart. Good heating in the winter and very moisturerized. I cannot have a dry home that screws with my allergies. A superintentant who takes care of repairs when asked to etc.

Make certain the condo complex is at least 51% occupied by owners. If there are too many renters, the value and marketability may decrease over time, whereas owners have a vested interest in keeping their unit and neighborhood nice.

Get with a realtor and with a lender. The realtor can give you tips on the area’s improvement or decline over the last few years, and help you find the right place. The lender will make sure you are asking the right questions so you can get a loan for the property.

I did a walk though with a realestate agent. She discussed everything that was to be done to the house. I have three other people that were there that witnessed everything that was said. Today is the 7th and the place is still not ready. There is a toilet backed up, no smoke alarms and the place is filthy. How do I get my full deposit, the pet deposit and the first months rent back if the place is not ready, or how long do I have to wait before I can ask for my money back. I already gave my 30 day notice so I must move out of my current place by the end of the month. Please help. Thank you

Send a demand letter both by certified mail and hand delivered – they have 48 hrs to return your deposit….Include the fact that they violated the terms of the lease, thus rendering the lease null and void, and you consider the lease cancelled.

You should have demanded your money back at 8am on Nov 2, 2006. There is no reason to wait.

Start looking for a new place today – stop by the small claims court in your zip code and find out how to request a hearing. It may sound intimidating, but don’t wait – and most small claims have days of the week "specific to landlord/tenant issues".

Also, you may very well be entitled to double damages.
